Specialised. Vertically integrated. Founder-aligned.
Company
Data Center Capital is an independent investment and asset manager specialising in data centres. We initiate and take responsibility for the entire lifecycle.
From market and site analysis through design, planning and development to completion and commissioning. The company is wholly owned by its founders.
The off-market portfolio is in selected locations in metropolitan regions — in particular in the economic areas of the Mittelstand. Our studies and market analyses confirm the enormous demand of these companies across all industries. Data security, scalability and cost efficiency: that is where Data Center Capital focuses.
Our colocation and edge data centres replace the necessary IT infrastructure here. For the scaling and strategic expansion of many Mittelstand companies, that is already existential.
Every data centre project is always accompanied by co-investments from the founders.
Our extensive network gives us access to off-market transactions:
-
Property developers
From this side we regularly receive enquiries about the valuation and assessment of sites (feasibility studies) and about running development-plan procedures to realise a data centre.
-
Real estate investment and asset managers
Here we do not only examine the site-related prerequisites; our research team also prepares a market study for a targeted assessment of the future utilisation of a data centre at the requested location
-
Banks
Lending for infrastructure, which by now includes data centres, necessarily requires dialogue with all market participants. To identify and assess market potential and to complement their own investment portfolios, banks are in regular dialogue with us.
-
Investment funds
A new asset class has emerged. Investment strategists and their vehicles are already adapting their current portfolios very deliberately towards data centre investments. Targeted return expectations and the option to enter early (forward deal) have moved back into investors’ focus.

Our Values
"WE GIVE YOUR DATA A HOME"
This sentence is meant to inspire us to remain conscious of the responsibility we carry as market participants. Because our words have weight, and our actions have effect.
In the end, the recipient of everything we set in motion through our part in a complex technical and economic process is always a person.
We are aware of that. This is why we value, and are valued for, our teamwork, our performance, our integrity and not least our reliability.

Policies
Respectful Workplace Policy Standards for respectful conduct in the workplace — no bullying, no harassment, equal treatment under the AGG / GlBG.
DCC develops, acquires and operates edge data centres in the DACH region. We expect everyone who works with us or for us to act responsibly, follow the rules and help uphold our high standards.
Purpose: The company complies with the German General Equal Treatment Act (AGG) and, where applicable, the Austrian Equal Treatment Act (GlBG), and creates an environment in which employees can develop.
DCC’s commitment: The company tolerates no bullying and no harassment. Bullying may manifest as offensive, intimidating, malicious or demeaning behaviour; as an abuse of power intended to undermine, humiliate, unfairly criticise or injure someone.
Enforcement: Should the company determine that an employee, a contractor or supplier, or a person acting on our behalf has breached this policy, appropriate measures will be taken. Last reviewed: September 2026.
Ethics, Integrity and Anti-Corruption Policy Zero tolerance for corruption and bribery; binding rules on gifts, hospitality, donations and reporting channels.
DCC expects management, employees, contractors, suppliers and all persons acting on its behalf to behave ethically, take responsible decisions and act with integrity, combined with a zero-tolerance policy towards corruption and bribery.
Business conduct: The business of DCC is conducted in accordance with all applicable laws, regulations and permits. DCC holds all official and legal approvals required for its operations.
Anti-corruption and bribery: Bribery is the offering, promising, granting, accepting or soliciting of an advantage as an inducement for an unlawful act or a breach of trust. DCC conducts all business honestly and with integrity and complies with all relevant anti-corruption laws.
Gifts and hospitality: No direct or indirect advantages to improperly promote business. Prior written approval by the CEO or CFO is required for gifts from 50 € and hospitality from 200 € per person; gifts or hospitality from 500 € will not be approved.
Political and charitable donations: No political donations. Charitable donations are permitted but must be legal and ethical and approved in advance in writing by the CEO or CFO.
Reporting, protection and responsibility: Breaches, concerns or suspected cases must be reported without delay to the CEO. Anyone who reports in good faith or refuses a bribe is protected against detriment.
Modern Slavery and Human Trafficking Policy Zero tolerance for modern slavery and human trafficking, in our own operations and in the supply chain.
DCC develops, acquires and operates edge data centres in the DACH region. This policy forms part of the group’s governance framework and applies to all persons working for DCC or on its behalf, including employees at all levels, the management, contractors and suppliers.
Principle: Modern slavery is a crime and a violation of fundamental human rights. As a company that believes firmly in its people and those of its stakeholders, DCC ensures that modern slavery and human trafficking occur neither in its own operations nor in its supply chain, and implements appropriate systems and controls to that end.
Due diligence: DCC considers itself a low-risk business but nevertheless fosters a culture that supports recognising and reporting such risks. Employees are hired directly or through carefully selected recruitment agencies; there is no recruitment outside the EU or UK. Contractors are selected carefully and with regard to good reputation, and are monitored for indications of breaches.
Enforcement: DCC pursues a zero-tolerance policy. To ensure compliance in the supply chain, a compliance programme is established that requires suppliers to maintain their own anti-slavery policy and to demand the same of their suppliers. The policy is available on the website and is reviewed annually.
Equality and Diversity Policy Equal opportunity and diversity across the entire employment cycle, no discrimination, grounded in the AGG, the GlBG and EU directives.
This policy describes the approach of DCC to equality and diversity. DCC fosters a culture that actively values differences and is convinced that people with different backgrounds and experiences enrich the work.
Scope: The rights and obligations apply equally to all employees (part-time or full-time, fixed-term or permanent) as well as to associated persons such as secondees, temporary workers and contractors.
DCC’s commitment: DCC treats everyone fairly and equally, regardless of gender, sexual orientation, colour, ethnic or national origin, age, marital status, social background, disability or religious beliefs. Discrimination of any form is not tolerated.
Areas of application: The policy applies in the working environment and to work-related conduct outside it (for example meetings, events, social media).
Legal basis and enforcement: The basis includes the AGG (DE) and the GlBG (AT) as well as EU Directives 2000/43/EC, 2000/78/EC and 2006/54/EC. Last reviewed: September 2026.
Whistleblower Policy Secure, confidential reporting channels for wrongdoing, with protection against retaliation under the HinSchG and EU Directive 2019/1937.
This whistleblower policy encourages and enables employees, contractors and stakeholders to report concerns about illegal, unethical or improper conduct, without fear of retaliation.
Scope: Covered are all employees (including apprentices and interns), contractors and business partners.
Reporting channels: Internal reporting to line managers, the CEO. External channels are available as an alternative, anonymously on request. Contact: CEO · whistleblower@datacentercapital.de.
Protection and confidentiality: Anyone who reports in good faith suffers no harassment, retaliation or employment-related disadvantage; reprisals are strictly prohibited.
Investigation, compliance and false reporting: Reports received are reviewed and investigated promptly. The policy complies with the HinSchG (DE and AT) and the EU Whistleblower Directive (EU) 2019/1937.
